HarborField Sourcing notes on building briefs

These notes help a buyer turn a brand search into a specification and a quotation comparison. They are procurement guidance from an independent sourcing partner. They are not brand reviews. HarborField Sourcing does not claim authorized dealer status.

Read a note for the decision it asks you to record: use, module dimensions, loads, jurisdiction, quantity, destination, and the shell or turnkey boundary. Then send the brief from the contact page if the project is ready for factory questions.

A useful note separates the reference search from the building that will actually be priced. Write occupancy first, then footprint and eave height, then the design wind speed, wind exposure category, ground snow load, and seismic design category if the jurisdiction has already named them. Leave unknown cells blank. Inventing a typical load makes two factory replies look aligned when they are not.

Keep the primary frame, secondary framing, purlin, and girt questions with the supplier who will furnish them. Ask whether the proposal is volumetric modular construction or panelized construction, and record the transport envelope and foundation interface before anyone ranks a unit price. Insulated metal panel, thermal transmittance, and fire-resistance rating belong in the envelope section, not in a slogan.

Scope tags stay visible beside the price. Shell, delivered, installed, and turnkey replies count different work. Freight, tax, crane lift plan, and utility rough-in are separate lines. A standardized unit can be compared when published module dimensions fit the site. A custom engineered clear span or bay spacing is a different request and should be labeled before award.

Documents to request are drawings and calculations for the quoted system and the project jurisdiction. References such as ASCE 7, AISC 360, AWS D1.1, IBC, IRC, or HUD Code are reading items. They are not credentials of this desk. Optional budget notes should state USD and whether the figure is per module or for the whole order. Premium, mid-range, budget, or undecided is a buyer preference, not a verified factory rating.
